What kills Hot Water Tanks?
Neglect
The most dangerous enemy of the hot water heater is often the people who buy them and then forget about them. Leaks can develop over time and can slowly destroy a heater from both the inside as well as the outside.
Internal Rust
Hot water tanks come from the manufacturer with sacrificial anodes installed to prevent them from rusting. The key word is “sacrificial” as these types of anodes get used up as they function. Once they are depleted to approximately 50% of their original size, the inside of the tank becomes vulnerable to corrosion. It’s worth pointing out here that water softeners speeds up the anode consumption. The sacrificial anodes depletion rates will vary based on water temperatures, amount of water passing it and the mineral contents in the
water.
Sediment Build Up
Sediment build up inside the tank is typically made up primarily of limestone which is known to separate from the water with temperature and/or pressure change. It builds up on the bottom of the tank, elements, inlets and outlets. Scale build up requires extra energy to heat the water (increasing operating costs) while creating hotspots on the tank which speeds up the corrosion process on these spots.
High Water Pressure
This is a hidden killer of hot water tanks and one that a lot of people wouldn’t suspect, much less test for. Pressure is maintained through two devices: a pressure gauge as well as a pressure relief valve. Both of these devices give no warning when they fail and are required to be tested regularly to ensure proper operation. Leaking Unions and Flex Lines
